Stedec NV a utilis\u00e9 Diamonds pour la descente de charges, pour ma\u00eetriser les d\u00e9formations horizontales dues au raccourcissement \u00e9lastique asym\u00e9trique, et pour it\u00e9rer rapidement sur les modifications de conception demand\u00e9es en cours de chantier.<\/p>\n\n<h2 class=\"wp-block-heading\">Le projet<\/h2>\n\n<p>La tour r\u00e9sidentielle embl\u00e9matique Baelskaai 12 \u00e0 Ostende est la premi\u00e8re r\u00e9alisation du projet immobilier New Waterfront City de Bouwgroep Versluys et CFE. Le b\u00e2timent est con\u00e7u par CONIX RDBM Architects et construit par MBG. New Waterfront City suit la tendance observ\u00e9e dans de nombreuses villes europ\u00e9ennes, consistant \u00e0 transformer d&rsquo;anciens ports en quartiers r\u00e9sidentiels et professionnels tendance.<br\/><\/p>\n\n<h2 class=\"wp-block-heading\">Mod\u00e9liser chaque \u00e9tage comme unique : murs d\u00e9cal\u00e9s, terrasses et piscines en porte-\u00e0-faux<\/h2>\n\n<p>\u00ab Baelskaai 12 est le premier b\u00e2timent de grande hauteur, de cette taille et de cette complexit\u00e9, pour lequel nous avons utilis\u00e9 le logiciel Diamonds de BuildSoft pour r\u00e9aliser l&rsquo;analyse structurelle en 3D \u00bb, poursuit Koen Coelus. \u00ab Chaque \u00e9tage de cette tour de 48 m\u00e8tres de haut est unique. Les murs porteurs en b\u00e9ton se d\u00e9calent d&rsquo;un niveau \u00e0 l&rsquo;autre, tandis que certains planchers en b\u00e9ton pr\u00e9contraint sont en porte-\u00e0-faux de 6 m\u00e8tres pour r\u00e9aliser les terrasses \u00ab living outdoor \u00bb offrant une vue unique sur la mer, les dunes et le port d&rsquo;Ostende. Et deux piscines ext\u00e9rieures en porte-\u00e0-faux viennent couronner le tout. Sans logiciel d&rsquo;analyse structurelle 3D, il aurait \u00e9t\u00e9 impossible de r\u00e9aliser une descente de charges fiable ou de calculer les contraintes dans les murs en b\u00e9ton. \u00bb<\/p>\n\n<h2 class=\"wp-block-heading\">Ma\u00eetriser le raccourcissement \u00e9lastique asym\u00e9trique dans tout le b\u00e2timent<\/h2>\n\n<p>\u00ab Mais ce n&rsquo;\u00e9tait pas la seule raison pour laquelle nous avons utilis\u00e9 le logiciel de calcul Diamonds sur ce projet \u00bb, ajoute Maarten Vervaet. \u00ab En raison de la conception fortement asym\u00e9trique, nous avons \u00e9galement d\u00fb g\u00e9rer avec soin les diff\u00e9rences de raccourcissement \u00e9lastique de part et d&rsquo;autre du b\u00e2timent. \u00c0 cause de ces diff\u00e9rences, m\u00eame les charges permanentes seules provoquent d&rsquo;importantes d\u00e9formations horizontales de l&rsquo;ensemble de la structure du b\u00e2timent. Le calcul de ces d\u00e9formations rendait une analyse structurelle 3D indispensable.<\/p>\n\n<h2 class=\"wp-block-heading\">R\u00e9pondre rapidement aux demandes de l&rsquo;architecte et du propri\u00e9taire<\/h2>\n\n<p>Et enfin, l&rsquo;analyse structurelle 3D nous a \u00e9galement permis de g\u00e9rer facilement toute modification de conception demand\u00e9e par l&rsquo;architecte ou les propri\u00e9taires des appartements, comme le regroupement de deux appartements adjacents ou le d\u00e9placement de murs porteurs. Sur l&rsquo;ensemble de nos projets de grande hauteur, nous avons constat\u00e9 \u00e0 maintes reprises que la capacit\u00e9 \u00e0 it\u00e9rer sur la conception est devenue absolument essentielle. Gr\u00e2ce \u00e0 l&rsquo;analyse structurelle 3D, nous pouvons r\u00e9agir rapidement \u00e0 toute demande qui se pr\u00e9sente. \u00bb<\/p>\n\n<h2 class=\"wp-block-heading\">Ouvrir de nouveaux horizons<\/h2>\n\n<p>\u00ab Bien que notre portefeuille de projets couvre un large \u00e9ventail de structures de b\u00e2timents, cette tour de grande hauteur est typique de notre fa\u00e7on de penser et de travailler \u00bb, conclut Koen Coelus. \u00ab Depuis 1985, j&rsquo;ai vu le secteur de la construction \u00e9voluer radicalement.
