{"id":3821,"date":"2024-07-12T14:09:34","date_gmt":"2024-07-12T14:09:34","guid":{"rendered":"https:\/\/www.buildsoft.eu\/reference-projects\/sky-tower-one\/"},"modified":"2025-05-23T08:59:09","modified_gmt":"2025-05-23T08:59:09","slug":"sky-tower-one","status":"publish","type":"reference-project","link":"https:\/\/www.buildsoft.eu\/nl\/referenties\/sky-tower-one\/","title":{"rendered":"SKY Tower One"},"content":{"rendered":"\n<p>\u201cHet 29 verdiepingen hoge SKY Tower One torengebouw is een mooi voorbeeld uit het Cobe projectportfolio,\u201d aldus projectingenieur Kenneth Wouters. \u201cHet maakt deel uit van het SKY District, een ambitieus stadsvernieuwingsproject van vastgoedgroep Degroote op een strategische locatie tussen het station, centrum en havengebied van Oostende. In dit nieuwe stadsdeel zijn 6 gebouwen gepland, die voorzien in kantoren, winkels, horeca en 484 appartementen.<\/p>\n\n<p>In het SKY Tower One project hebben we zeer nauw samengewerkt met de opdrachtgever en met ARCAS ARCHITECT. Cobe stond in voor alle constructieve berekeningen. Iedere verdieping van dit torengebouw is verschillend, maar dankzij het Diamonds 3D-model konden we perfect een nauwkeurige lastendaling maken en de positie en afmetingen van de dragende kolommen optimaliseren. Bovendien konden we met dit 3D-model ook instaan voor het nazicht van de horizontale stabiliteit en voor de berekening van de wapeningen voor betonwanden, vloerplaten, balken en kolommen.<\/p>\n\n<p>De centrale liftkoker en appartementscheidende wanden fungeren als windstijve kern van SKY Tower One. De gevel, die zeer licht en open is, draagt niet bij tot de horizontale stabiliteit maar moet wel een aanzienlijk deel van de verticale krachten opnemen. Dat houdt onder meer verband met de grote uitkragende terrassen die karakteristiek zijn voor deze woontoren.<\/p>\n\n<p>Die terrassen illustreren trouwens heel mooi hoe we Diamonds hebben gebruikt om pragmatische oplossingen uit te werken voor deelaspecten van het ontwerp, en dat in nauw overleg met opdrachtgever en architect. Aan de hand van 2D plaatmodellen onderzochten we diverse opties, en berekenden we hoe met een minimale dikte van de betonplaat toch een maximale uitkraging kon worden gerealiseerd. Vermits geen enkele verdieping identiek is, dienden we heel wat verschillende configuraties te bekijken. Maar dankzij onze Diamonds-berekeningen konden we daarbij bijzonder effici\u00ebnt te werk gaan en de architect een reeks type-configuraties voorstellen. Die kon daar vervolgens mee aan de slag om het architectuurontwerp verder te verfijnen.<\/p>\n\n<p>Dergelijke eenvoudige 2D-modellen hebben we trouwens zeer intensief gebruikt doorheen dit hele project om een veelvoud aan constructieve oplossingen aan te reiken aan de architect. Dat gebeurde niet enkel voor de uitkragende terrassen, maar even goed voor het ontwerp van de gevel of voor de dimensionering van de wandopeningen in de commerci\u00eble ruimtes onderaan de woontoren. Zo werkten we met behulp van Diamonds plaatmodellen een voorstel uit voor de gevelpenanten die noodzakelijk waren om te voldoen aan de eisen op het vlak van energieprestaties en binnenklimaat. Ons voorstel voorzag ARCAS ARCHITECTS van alle informatie om een wisselend (en enigszins wispelturig!) gevelbeeld te cre\u00ebren.<\/p>\n\n<figure class=\"wp-block-image aligncenter size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"279\" src=\"https:\/\/www.buildsoft.eu\/wp-content\/uploads\/2024\/07\/cbp_cobe_skyone_oostende_extra.png\" alt=\"\" class=\"wp-image-5010\" srcset=\"https:\/\/www.buildsoft.eu\/wp-content\/uploads\/2024\/07\/cbp_cobe_skyone_oostende_extra.png 800w, https:\/\/www.buildsoft.eu\/wp-content\/uploads\/2024\/07\/cbp_cobe_skyone_oostende_extra-300x105.png 300w, https:\/\/www.buildsoft.eu\/wp-content\/uploads\/2024\/07\/cbp_cobe_skyone_oostende_extra-768x268.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><figcaption class=\"wp-element-caption\"><i>Aan de hand van Diamonds 2D-modellen werden de wandopeningen in de commerci\u00eble ruimtes onderaan de SKY Tower One woontoren gedimensioneerd, en werd de noodzakelijke wapening in de betonwanden berekend.<\/i><\/figcaption><\/figure>\n\n<p>Al deze aspecten kwamen uitgebreid aan bod tijdens de wekelijkse projectvergaderingen. De Diamonds rekenmodellen waren daarbij h\u00e9t instrument bij uitstek om met opdrachtgever en architect te communiceren over de oplossingen die we voorstelden. Op basis van die rekenmodellen konden we samen snel en eenvoudig knopen doorhakken.<\/p>\n\n<p>Uiteraard werd dit alles ook mee opgenomen in het globale 3D-model van SKY Tower One. Dat rekenmodel werd vervolgens gebruikt om de wapeningen te dimensioneren voor betonwanden, vloerplaten, balken en kolommen, en om de reactiekrachten op de funderingen te berekenen.\u201d<\/p>\n\n<p>\u201cDe SKY Tower One illustreert hoe vlot Diamonds kan worden ingezet voor zeer diverse rekentaken,\u201d vult Koen Van Nevel aan. \u201cNet omdat Cobe een bijzonder gevarieerde opdrachtenportefeuille heeft, is die flexibiliteit van groot belang.
