What structural challenges come with building apartments directly above an underground car park?

A car park typically needs a column grid spaced for driving lanes and parking bays, while the apartments above are usually organized around a completely different grid driven by room layouts and load-bearing walls. Where those two grids don’t line up, the loads from the apartment structure need to be redirected onto the car park’s columns through transfer beams or transfer slabs, which is one of the more demanding structural design problems in mixed residential-and-parking developments.
